Red flags in renovation quotes

"Resurface" priced as a single line item with no surface preparation breakdown — strip-out and key-coating is 30 – 40% of a quality marbelite job.
No exclusion list — quotes that don't name what's excluded almost always trigger change orders.
Equipment "upgrades" using single-speed pumps in 2025 — variable-speed has been mandatory pricing for serious renovations for years.
Structural crack repair without a written cause finding — patching without diagnosing movement just delays the next repair.
